CONSTRUCTION SERVICES
In its role as Construction Manager, Wm. Blanchard Co. serves its clients to deliver each project on schedule, under budget, and with the highest standards of workmanship. Through a cooperative team approach with the Owner, the Architect and their consultants, Wm. Blanchard Co. provides guidance during the design, procurement, construction and close-out stages of a project. We represent the Owner interests through each phase to insure a successful project from the initial design concept to occupancy.
The following is an outline of the Construction Manager’s role through the various stages of a project:
DESIGN DEVELOPMENT
- Cost Consultant - guides design development to ensure project falls within Owner’s budget and schedule with cost estimates during various phases of the design process.
- Constructability - advises on construction techniques, workforce issues, material availability, staging, safety measures, construction phasing, and the like.
- Alternatives - suggests alternative design options and associated savings.
- GMP - provides a Guaranteed Maximum Price under which the Construction Manager is compensated for the actual cost of the work plus an agreed fee. Savings which may be realized during construction accrue in whole or in part to the Owner’s benefit.
PROCUREMENT
- Subcontractor Bidding and Awards- provides a list of acceptable bidders for Owner/Architect review, generates bid packages with supplemental requirements not shown on design plans, receives and evaluates bids and recommends awards to the Owner, negotiates contracts with Subcontractors, and executes subcontracts.
- Construction Coordination - eliminates overlap between trade contracts, identifies sequencing, temporary requirements, and unidentified scope; clarifies site and safety requirements.
CONSTRUCTION
- Supervision - assumes the role of general contractor for the work with the Construction Manager’s field superintendent directing construction activities. Construction Manager’s project manager and others attend to project administration.
- Coordination - coordinates closely with Owner’s ongoing operations so they are not disrupted. Coordinates with Subcontractors for proper sequencing and installation. Coordinates with design team regarding documentation and project administration.
CLOSEOUT
- Punch List - generates punch list in addition to Architect an Owner punch lists, and expedites resolution of open items.
- Documentation - provides acceptable Operation and Maintenance manuals and “as-built” documentation as required.
- Demonstration - coordinates manufacturer demonstrations for Owner’s operating and maintenance personnel.
